Job Title: Construction Contracts Administrator

Location: Gainesville, Georgia (30501)

Job Purpose:

  • Reviews and prepares the various documents of a construction contract and provides coordination between owners, project managers and subcontractors in the management and organization of the contracting process.

Essential Functions include but are not limited to:

  • Prepares various construction contract documents including contracts, purchase orders and change orders.
  • Establishes and maintains construction record pre-construction through project close-out.
  • Establishes and maintains spreadsheets, logs, etc. related to tracking construction contract documents.
  • Resources insurance specialists and surety to assure compliance with insurance and bonding requirements as indicated in contract agreements and review subcontractor submitted insurance and bond documents.
  • Prepares, requests and maintains documents required from subcontractors for safety program.
  • Provides input to management regarding development and improvement of contract processes.
  • Secures filing of Notice of Commencement for all new construction projects.
  • Assists with other project related document processing and administration as needed.
  • Various other duties as assigned or required by supervisor.

This position does not hold responsibility for the work of others. As required, the Contracts Administrator must participate in the training of additional office/clerical and support staff.

Job Requirements:

  • Five years’ experience in this or relative position in a construction environment.
  • Understanding of the construction process.
  • Ability to work independently and with limited oversight.
  • Skills in writing and interpreting contractual agreements.
  • Ability to multi-task, strong organizational skills and attention to details.
  • Excellent interpersonal communication skills, both written and verbal.
  • Proficiency in Microsoft Office, Windows 7 and Internet.
  • Experience with AIA contracts and AIA Contract Software preferred.

  • Education/Experience:

Minimum High School Diploma or General Education Degree (GED) with a preference for a 2-4 year degree; five years related experience in a construction environment.

  • Language Ability:

Successful performance of this job requires the ability to read and comprehend simple instructions, short correspondence, and memos; Ability to write simple correspondence; Ability to effectively

present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

  • Math Ability:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to apply concepts of basic algebra and geometry.

  • Reasoning Ability:

Ability to apply common sense understanding to carry out detailed written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

  • Computer Skills:

MS Office 2013, Windows 7, and Internet. AIA Contract Software a plus.
